San Diego Real Estate Market Update

New economic numbers are out, and in some areas prices are going up... Here is some data released today from HomeDex. As I have said before, numbers are neighborhood specific, you have to look at the comps by neighborhood and street. 

September 2010 Data

1. The median price for all North County home sales – attached and detached – rose 2.59 percent in

September 2010 from August 2010, to $395,000.

------Detached homes in North County rose 3.46 percent from $460,000 in August 2010 to $475,000 in September 2010.

------Detached home prices OUTSIDE North County remained at $350,000 in September 2010.

* Year-over median single-family detached homes in North San Diego County increased 4.14 percent, from $457,000 in September 2009.

* The countywide median SFD price of homes sold increased from $385,000 in August 2010 to $390,000 in September 2010. The county has experienced 13 months of year-over price increases, although these have been modest the last two months.

* Attached home prices in North County rose 2.06 percent to $237,300 in September 2010 from 232,500 in August 2010, following two months of price decreases.

----Non-North County attached home prices decreased 4.76 percent to $200,000 in September 2010 from $210,000 in August 2010.

* Median days-on-market for single-family detached homes in North County increased to 52 days in September 2010 from 48 days in August 2010. The number of North County singlefamily homes sold decreased 0.1 percent from August 2010 to September 2010.
